New Shopping Center with Walmart, movie theaters, hotel and a Ferris Wheel

    A Walmart store, new Cinemex movie theaters, an Ibis hotel, clothing stores, stationery stores, and even its own permanent Ferris wheel will arrive in San Miguel de Allende in 2021.

    Its location according to the project they send: the land between Hospital H+ and Puente del Toro, on Libramiento Manuel Zavala, in front of the Malanquín and the Red Cross.

    However, when looking at the project, the other location is shown on the exit to Dolores Hidalgo, in the area of the Ventanas subdivision. The plans sent to clients, show that one location on a plan, but another in the project on the “Dolores Highway, Dolores”.

    For some months now, in cities such as Leon, Querétaro, and Mexico City, NOVUM real estate developers have been offering their potential clients locations of this new commercial plaza that already has an executive project and the land where they will install it, offering clients some almost 80 commercial spaces they present in the development.

    In the renderings they share with potential clients, NOVUM Real Estate, which is located in Querétaro, shows in color those who have already signed a contract for their arrival in San Miguel de Allende:

    – In green are those who have already signed
    – In pink are those who are reserved
    – And in blue, those who are available.

    The agents offer customers that this mall will be ready by mid-2021 and that for now, they are only making “some adjustments” because the officials of the Municipality (government of San Miguel de Allende)” are “asking” them to make the structure go in accordance with the city and “not look so modern”.

    The structure of the store is like this:


    – A large shopping mall with 85 stores (includes cinema and store).
    – Its entrance and exit would be through the cobblestone street that alternates to the highway and passes next to the Cachinches stream.
    – In front of the Ibis hotel a permanent Ferris wheel would be placed, giving a direct view of the Parroquia de San Miguel de Allende.
    – and the bus stop would be the same as it is today for boarding and alighting.
    – The Malanquín pedestrian bridge would connect it with the area of San Miguel de Allende.
    – The plan and projection of the Shopping Center do not show what the parking area would be, it only indicates the one that would be used by the hotel.

    According to NOVUM’s website, they present themselves as “a company dedicated to generating cash flows through Integral Real Estate Developments, creating total responsibility and covering all the areas involved in the project, including development, design, commercialization, and construction”.


    On their website, they share that most of their projects are done in Querétaro and Guanajuato and as the San Miguel de Allende project will be until 2021, they offered locations in Irapuato, Celaya, and Salamanca, where they also build several commercial plazas that they share on their website.
    The San Miguel de Allende project does not appear, but is shared among potential tenants.
    As we will recall, since the beginning of the present administration (October 2018), the Cabildo approved, at the proposal of Mayor Luis Alberto Villarreal, that the delivery of land use permits in San Miguel de Allende be halted until the Land Use Plan was approved, which, after an Internet survey and review by experts and municipal government officials, would be sent to Congress for approval.


    This plan is in the hands of Victor Armando Rivera Salas, Director of the Municipal Institute of Planning, Innovation, and Supervision of Plan 2040, and Abelardo Quero Inzunza, Director of Urban Development and Territorial Ordering to whom a few days ago the representatives of organizations and associations pointed out to show them how the plan they sent to Congress had turned out because “they did not know and did not know” what they had presented for the city and how they had adapted it.

    The last thing the Municipal government shared through its page, a request for all those who contributed something to the plan to send them an address to send them notifications:
