    Two years ago, News shared that the municipality of San Miguel de Allende gave the permits for the arrival of a new shopping center.

    With a Walmart, movie theaters, hotel, and a Ferris Wheel, this is how the new shopping center will arrive to San Miguel de Allende, we told you that through the NOVUM project, the government of Luis Alberto Villareal allowed the arrival of a new project, for which, also with money from the people, he fixed Tesoro street in Colonia San Antonio.

    Now they inform us that the overpass on Puente del Toro Street, built by Ricardo Villarreal, will be blocked. The work will simply disappear.

    The project is already published on the website of NOVUM Real Estate & Developement, who are in charge of its construction.


    According to the developer, the shopping center is named AZULA 1542 and its opening date is scheduled for March 1, 2022.

    The project encompasses the following:

    – Surface area: 21,394.65 m2.
    – Generalities of the property: scattered buildings, scarce presence of native trees and shrubs, predominance of grasslands.
    – Roads: Convert property to general traffic circle, return in both directions.
    – Modifications requested by the Municipality: Widening of lanes on Tesoro Street
    – Elimination of pedestrian overpass on Calle del Toro. Integration of low-speed lane on
    – Libramiento. Placement of traffic circle. Reconsideration of the road node on Tesoro Street with the overpass. Affectation of the contiguous property to generate vehicular gauza towards Dolores Hidalgo.
    – Placement of signage.

    Urban environment and land use: Property surrounded by neighborhoods and partially consolidated streets with H2, H3, EP and H4 CV land uses. It is within the 2019-2040 PMDUOET.

    It has land use since March 2020, published in the Official Gazette on April 2, 2020.
    Project Description: 2 levels, 3 commercial anchors (WalMart, Coppel and Del Sol), 3 Sub-anchors (Lumen, Cinemex and Smart Fit), 64 commercial spaces, parking 713 of 698 required parking spaces).

    Conceptual and Architectural Idea: Colonial and eclectic style (pink and gray quarries, vertical moldings, warm sepia and brown tones).

    Construction areas: Level 0 (Parking with travelator and elevators. Lobby. Commercial premises. Subway parking with travelator and elevators. Lobby). Level 1 (WalMart, Del Sol and 2 sub-anchors. Esplanade). Level 2 (Coppel, Del Sol, Cinemex. 7 commercial islands, gourmet market and restaurants).
