Buyers sue Artesanto, SMA’s District Corazón for fraud and civil damages

Buyers of villas and houses in the real estate project Artesanto, have sued the builder for FRAUD, before the courts, the reason? the lack of compliance with the contract and the delivery of their homes.

There were more than 400 buyers who have been waiting more than 3 years for the delivery of their homes… and nothing.

One of the buyers, whom we will identify as Silvia, shares that at least 10 complaints have been filed for fraud and other more civil ones, against Cuatro Desarrollos, the same developer of Capillas de Piedra, Distrito Corazón, Artesanto and Cotto Novo in Querétaro, who in the neighboring State want to build their development on a Natural Protected Area, where the PAN governments also gave them permission to build.

The lawsuits, she says, were filed for fraud in the courts of San Miguel de Allende and none of them have succeeded.

Silvia stated that Cuatro Desarrollos has told them that it “ran out of money to build” when they delivered the 30% down payment requested for their villas, which each cost $4 million pesos. She and her family invested their life savings in the apartments and in the area where they were told their house would be, there is only dirt and rocks.

Now FOUR DEVELOPMENTS, the ones in Torreon, are asking them to “CLEAR THE FILES”, asking them to withdraw the lawsuits and for that they give them these options where all of them lead to the same thing: “don’t sue me and let’s start over”, but in none of them they find a benefit.

“What I ask myself is what did they do with the money we gave them We bought 3 apartments, we gave them 30% of each one (3 million 600 thousand pesos in total) and now they want us to pretend that nothing happened… and they are wrong.

It was in March of last year that those of Cuatro Desarrollos said they were “pleased” because they had managed to resolve their “situations” and that in the coming weeks (March 2020) they would begin to have the lines of credit to start building their houses.

More than a year has passed and in Artesanto there are only a few sample houses, dirt, stones and a perimeter fence.
